Portion 1 of the Farm.The Close Corporation is not for sale and the sale would take place by way of the farm being transferred into the purchaser's name.The farm is currently leased .The lease expires on 30/09/21. There is a 3 month termination clause in the lease agreement in the event of a sale. The lessee has the right to harvest any crops already planted or where lands have been worked, finish planting and then harvest beyond the termination date.There are no bonds registered against the property and it is not encumbered in any way except for the lease agreements as stated in.The seller is vat registered and as there is a current lease over the farm the property will be sold as a going concern in which case VAT at 0% is applicable if the purchaser is VAT registered and there will be no transfer duty payable.Guest Farm consisting of an area of 15,4ha and is situate on a portion of the farm (see below).There are two active boreholes on the farm. This system has not been in use for some time and some maintenance to the water pipes may be necessary.Most of the lands are fenced off from the grazing areas. However these fences are not in the best of condition and need regular repair and maintenance.Portion 2 of the farm is the guest farm.Extent: 15,4224ha The Guest Farm is now zoned “resort” and is fully legal to operate in the tourism industry.The zoning application makes provision for expanding the facilities and accommodation.The existing improvements consist of 4 buildings providing accommodation, a clubhouse and swimming pool and an owner’s house.The Guest Farm will be sold with all of its existing furniture, fixtures and fittings including linen,crockery and cutlery but excludes the contense of the owner's house. The accommodation provides for between 22 and 28 people at any one time. At present the accommodation is provided on a self-catering basis.The provision for expansion allows for the building of a conference hall to accommodate 70 people,an extension to the clubhouse to set up a kitchen so as to offer catering. It also allows for an additional 5 chalets with a total of 15 bedrooms.The accommodation is currently market only on the internet.
